Gym Safety – 1403 Letter

Received 21 November

The Chairman,
Body Corporate Committee,
REFLECTION ON THE SEA
From Peter Edwards
Unit 1403 (L1403 SP166407)

Hello and thank you for your time.
It is almost one year since we had the pleasure of moving into our apartment in ‘Reflection on the Sea’. We enjoy this new life and would like to ask the committee consider the following suggestions for the benefit of our magnificent building, fellow residents and visiting guests:

Pool
Heating the pool and keeping it to a specified temperature is a real blessing in the cooler months but can also be expensive.
May I suggest the pool ‘Not be heated’ during the summer months. No one wants a warm pool water to cool off in on a hot summers day!
I do believe guests will have no problem with this concept.
I am not aware of the pool heating arrangement that is in place however, when a strong wind is blowing for days through that corridor, the pool heating will not be able to keep up with the heating demands and while trying will draw very heavily on electricity which will translate in a very high power cost to the building. Consider if the heating can be turned off during these times.
A (cold) shower outside in the pool area would be a positive asset to this area. I am sure a suitable area could be found and this would reduce the use and mess in the inside gym shower.

Steam room and sauna
Sign on steam room and sauna ‘Please turn off when finished’ and on a timer set at 50 minutes.
Have a set of clothing hooks placed on the wall outside the steam and sauna. Presently there is only one small hook and guests only have the floor to put their personal items on when using these facilities.

Gym
The small bench press near the entrance to the gym is mostly obstructing free passage. I move it out of the way almost every time I use the gym. During the years I owned and operated a gymnasium, my insurance would hold me negligent if someone kicked their toe and broke or fell over because this equipment obstructs clear passage (I have already observed this happen in our Reflection’s gym). It needs to be placed somewhere else and there is an ideal place:
Have the Boxing bag corded back to the wall above light switch out of way when not in use and the bench press placed closer to mirrored wall (out of way of entry). A sign to return it to its place may also be helpful.

The Air conditioner set on a timer of 60 – 90 minutes only. It can always be re started if needed.

A sign to turn off the treadmill. (Often the fan has been left on high speed).

It is essential to have a full set of dumbbells. Some pairs of Dumbbells are missing:

4, 6, 8 & 9Kg.

(There are currently 2 pairs of 7Kg dumbbells).

Having many years of experience in this area, I would be happy to assist in selecting new equipment when this time arrives.

Building Entrance
Marine Parade. The sign over entrance from Marine Parade (which is proudly our welcoming statement to the world) needs to be cleaned or have a makeover. Please zoom in on the photo below. I raise this only because we all are proud of our building and want to present it ‘at its best’.

Griffith St. Can Body Corporate communicate with retail McDonalds and have them have their staff do a regular (every 2 hours) check of the Griffith St entrance area to remove all used McDonald’s cups, wrappers and bags. I go out that way almost every day and pick up multiple discarded containers on my return. This is not a good look for our building.

Also, I offer my services in meeting and welcoming new residents who have just moved in to live as residents in our building. I would definitely share the importance of becoming familiar the requirements of the body corporate and in particular laws re any noise, maintenance or renovations.

Thank you,

Peter
