1503 Summary of Progress

Dan Whitmore (Lot Owner #1503) has made contact with R2 Management regarding the repairs to the leak on his balcony.

1503 balcony leak – Tony from Amalgamated will inspect on Tuesday 21/9.

Feb 2022 Follow up by R2 Mgt.
This has been ongoing for quite a period and requires repairs.
Please find quote attached from Amalgamated Group for your approval that was originally submitted back in September 2021.
We look forward to further advise from the Committee regarding this matter.

All I can find is notification of the leak on 10 September. This is listed in November meeting correspondence.
I can’t find any reference to progressing repair in any Meeting notes or emails.
R2 Mgt might have worked with the Chair to progress the repair quote, clearly before the Body Corporate meeting as the inspection and repair quote were completed by 30 September, within 3 weeks.
I understand that both 1503 & 1603 are rental pool so the R2 Mgt coordination.
Sarah might have more detail in her records.
Suggest you advise Committee members that the repairs progressing.

Here are some pictures of Unit #1503.
Mark and I had a look at the ‘leak’ in the main bedroom this morning and think it is only a fault with the paintwork in the corner.
It may be worth having a contractor to confirm, to avoid further issues down the track.

Am working through outstanding works and am wondering where we are at with the Water leak repair of Units 150 & 1603.
The quote from Amalgamated was reconsidered and approved.
Is the works commenced or do we have a start date.

Hi Gina,

Can we please get an update on the stalagmite issue and water leak in our unit 1503.

I know that there was an approval for the water leak quote back on 20 June.
As we don’t get down often, we just wanted an update that this work has been carried out or not.

Appreciate if we could get an update asap.

Hi Sarah,

The injection and leak repair work was undertaken back in early September by Amalgamated Property Maintenance.
They require some time to ensure the ceiling is no longer leaking prior to replastering and repainting.

Can you please confirm with the owner that it is no longer leaking and we will arrange for Amalgamated to return to complete.

Morning Mark,

My apologies for not sending this to you before Friday, I just couldn’t get back in the office to do so.

As per our on site visit;

• Balconies are still holding water, the drilled out holes are doing what we are needing essentially. (process can take quite a while)
• We checked the Balcony floor of 1603 and there are still no obvious signs of an ingress point
• There is an “Option ONLY” to inject the main leak above the exit of the sliding door in 1503, this should hold or move the leak elsewhere at this area as a temp stop gap to help the owner with the issue.
• We must still recommend that the full scope to remove all tiles and screed to have the balcony re waterproofed and new tiles to be able to provide a guaranteed fix to the main offending balconies.

If the committee would like to consider the hydrophilic injection offer, the cost (GST Excluded) for 3 nipple locations to treat would be $1,780.00 (return visits required to remove and patch the nipples approximately 5 – 7 days after initial injection)

Please advise if you would like this offer formalised into a quote document.
