Thanks for your time earlier.

Please find below our guidance on the matters that we discussed:

  1. Building Management Duties

The caretaking agreement between the body corporate and building management will set out a schedule of duties and frequency to be performed. A copy of this document should be held by the body corporate, care of your body corporate manager.

Generally speaking, your building manager should be assisting with maintaining the common property and the overall management of the building.

  1. New Community Management Statement

The committee should consider engaging a strata lawyer such as Short Punch and Greatorix or Grace Lawyers to assist with reviewing and drafting new by-laws. We would be happy to provide some examples to assist the committee with this process. Once satisfied, the proposed new by-laws will need to be approved by owners by way of a general meeting.
